Research & selection

We walk the villages of Le Marche to find farmhouses with potential: view, exposure, context, structure. For each we assess history, permitting, and the real cost of intervention.

Visit & design

We take you on site. Local architects build a custom plan around you: layouts, materials, finishes, land use.

Permits & contract

We manage the planning process with the Municipality and lock the property in your name. You sign a clear contract with declared timelines.

Build

We coordinate local craftsmen, suppliers, site management. Weekly photo reports. No cost surprises.

Handover & beyond

Notary deed, keys in hand, support for residency, utilities, maintenance. We stay your reference in Le Marche.

Frequently asked questions

How much does it cost to restore a farmhouse in Le Marche?
There is no price per square metre that works for everyone: it depends on the condition of the structure, on landscape protection constraints, on which systems need replacing and on how much of the existing building you want to keep. We visit the property, then put a written quote in your hands for that specific house. Anyone quoting a figure before seeing the building is guessing.
Can I buy a farmhouse in Italy as a foreigner?
Yes. Citizens of the European Union face no restrictions on buying property in Italy; for non-EU citizens the principle of reciprocity with their own country applies. You will need an Italian tax code and an Italian bank account, and the deed is signed before a notary, with an interpreter if you do not speak Italian.
How long does restoring a farmhouse take?
It depends on the scope of the works and on how long the permits take, which in protected areas is the least predictable part. The estimated duration is written into the contract along with the design: it is a figure we give for a specific site, not in general.
Do I need to be in Italy while the works are going on?
No. We supervise the site on behalf of the buyer and send updates with photographs throughout the process. Many of the people we work with live abroad and come to Italy only for the first visit and for the handover.
Are the farmhouses sold already restored, or to be restored?
Both. On this site the farmhouses that are already finished are marked as such, while the upcoming ones are selected properties whose design is settled but whose building works are not complete: on those you can still have a say on finishes and on how the spaces are laid out.
What happens after I write to you?
We read your message and reply to understand what you are looking for. If the project makes sense for both sides we arrange a visit, in person or by video call, and the design and the quote follow from there. Nothing is binding before the contract is signed.
